While technically in nearby Clearwater Beach (a separate city), Mandalay is close enough to win the top spot on our list of best Clearwater, Florida, neighborhoods.

1. Mandalay

  • Great for: Families, retirees, parks, beach life

This jewel of Clearwater, Florida, neighborhoods boasts some of the most coveted real estate in the area. Tucked away to the north of the tourists and spring breakers is the Mandalay community, with beach cottages and canal-front homes that run the gamut from traditional to super-contemporary. There is no undeveloped land left, so it’s not uncommon to see an older home replaced by a sparkling new estate. Rentals are mainly in high-rises and are relatively pricey — super-luxurious treats can be as much as $20,000 a month.

Commercial development is mercifully missing in Mandalay — a feature, not a bug — but from the neighborhood, it’s just a quick bike ride or walk to the Clearwater Beach downtown shopping and dining area. Check out mainstay Bob Heilman’s Beachcomber, which has been a date-night destination since 1948, and walk a little farther to Pier 60, a mecca for tourists and locals with a bar and grill, a playground, and a nightly sunset festival.

2. Downtown Clearwater/Cleveland Street District

This area has undergone a dramatic facelift in the past few years, from a sleepy downtown to a bustling, walkable hub of restaurants and shops. Ruth Eckerd Hall’s Baycare Sound waterfront amphitheatre, built in Coachman Park in 2021, and the historic Nancy and David Bilheimer Capitol Theatre have played a big role in the revitalization, welcoming thousands of music lovers for concerts year-round. The Clearwater Marine Aquarium is a popular destination, focusing on the rescue, rehabilitation, and release of sea life, with hands-on opportunities including kayak tours, animal care experiences, and up-close-and-personal interaction with dolphins, otters, and turtles. And for the business community, the 1st Friday Lunchtime Market, where local vendors sell their wares and downtown restaurants offer specials.  

In the nearby Presidential district, as the name suggests, the streets honor former U.S. presidents: Madison, Jefferson, Lincoln, and more. This is a family-friendly enclave known for going all out for Halloween — and you can actually find kids playing outside in the streets after school. Homes range from $200,000 to $500,000.

3. Harbor Oaks

Just south of downtown along the Intracoastal Waterway, this neighborhood is a mix of restored historic homes and contemporary luxury estates, most with resort-style pools and meticulous landscaping, priced from the mid-$500,000s up to $5 million for waterfront beauties. It’s known as one of the most prestigious Clearwater, Florida, neighborhoods, with shady, tree-lined streets and waterfront homes along the Intracoastal.

Residents here have all the advantages of downtown Clearwater and the beaches — both just a quick drive away — plus nearby dining faves including Clear Sky on Cleveland, perfect for a lively dinner before a show at the Capitol.

4. Imperial Park

The community has seen a resurgence in renovations in recent years, as buyers and residents rediscover the charm of Mid-Century Modern ranch-style homes. Another plus: Spacious lots, somewhat of a rarity in today’s Florida, but the norm for these charming 1950s-era designs.

Besides the neighborly vibe in Skycrest, a main selling point is its location. All the everyday essentials are nearby on the main thoroughfares, and it’s just a quick ride to the beaches. The arts are close by, too, including Ruth Eckerd Hall, the grande dame of local theater, which hosts more than 200 events in its world-class 2,100-seat auditorium in a typical year.

Greenbriar is quiet and peaceful, but still within easy reach of local retail centers and beaches, including beautiful Honeymoon Island State Park.

The Feather Sound Country Club is the community’s center, with golf and all the usual amenities, plus social happenings year-round, and the Earl R. Maize Recreation Area offers a playground and gazebo for the families of Feather Sound. For folks thinking about retirement, relocating to Feather Sound means bike- and walker-friendly neighborhoods, with homes, townhomes, and condominiums at price points from the $300s to $800s for golf course estate homes.

A: The “best” depends on your budget and lifestyle, of course. If you’re looking for space and affordability, Countryside and Greenbriar are popular among retirees and families. On the pricier side, we love the gorgeous waterfront homes of Mandalay, technically part of the separate city of Clearwater Beach but still within the general area. Also on our list: Downtown/Cleveland Street, which has undergone a fantastic facelift in the past few years. Q: Is Clearwater or St. Pete more expensive?
A: The two cities are fairly comparable these days, although St. Pete is generally more expensive overall, particularly in the downtown area and along the waterfront.
